Gas safety check
Plain English. Practical detail. UK context.
A gas safety check assesses whether the relevant gas appliances and flues are safe to use at the time of the visit. It is not the same appointment as a full boiler service, even though some checks overlap. In Great Britain, use a Gas Safe registered engineer qualified for the particular work.

What happens during the visit
The engineer checks matters such as appliance stability, suitability, combustion, ventilation, flue operation and safety devices, as appropriate to the appliance. Give access to the appliances, meter and inspection points and explain any unusual smells, shutdowns or previous warnings. Do not cover vents or conceal an appliance fault to get a satisfactory record. An inspection can identify work needing action; booking a check does not predetermine its outcome.
Landlord responsibilities
HSE explains that landlords’ annual check duties cover appliances they provide for tenants and the relevant flues. Tenant-owned appliances create different responsibilities, while associated installation and pipework can remain the landlord’s concern. Pipework must still be maintained safely even where there is no appliance requiring an annual check. Communal appliances need clear responsibility between the landlord and building owner. Check the applicable legal regime for the property, particularly outside Great Britain, rather than transferring a summary across borders.
A check is not a service
Servicing follows the manufacturer’s maintenance instructions and may include cleaning, examination of components and replacement of specified serviceable items. Do not assume a safety-check booking includes this maintenance, or that an invoice saying boiler service automatically supplies a Landlord Gas Safety Record. Ask explicitly for the services and records required. Arrange access early and keep a record of reasonable steps where access to rented accommodation becomes difficult.
What to ask and what to avoid
Check both sides of the engineer’s Gas Safe card and verify the categories of work, not just the existence of a registration number. Ask which appliances were included, what any warning means and how necessary remedial work will be handled. Never attempt combustion adjustments or remove combustion seals as a homeowner diagnostic exercise. A carbon monoxide alarm is an important warning device but does not replace maintenance, ventilation or a professional safety check.
Frequently asked questions
Is a gas safety check a boiler service?
No. Book both explicitly if you need safety-check records and manufacturer-led maintenance.
Does a tenant-owned cooker automatically fall within the landlord’s annual appliance check?
HSE distinguishes tenant-owned appliances from landlord-provided ones. Associated pipework and other duties still need consideration.
Will I get a record?
Agree the paperwork before the visit. Landlord checks have specific record requirements; a generic invoice is not equivalent.
